Prices for investment properties are on the rise.
I donāt have a crystal, ball but from what I can see, the areas I am monitoring on a daily basis, the last quarter of 2014 has seen a significant rise in the pricing of investment properties regardless of condition. I donāt foresee a huge change in this trend starting 2015 unless some of the institutional investors are starting to release more of their holdings into the market. This could be a good possibility for 2015 as I had indicated in my blog post titled āLarge investment firms are slowing down their home buying spreeā.
Rising prices are a great thing for the sellers, but due to possible income limitations for buyers, they may be on the losing end at that time.
Sellers do need to keep in mind that not every home will sell for the top price and they are the ones who are in control by keeping up with maintenance, other repairs and updates. A 1980ās home that never has seen any updated will not able to demand the same price than a home that was built in 2012 even though they might be in the same neighborhood.
