Settles Report for 9/1/2014 to 9/8/2014

Last week we did not publish the Settles Report. We questioned some of the reported numbers that where subsequently corrected, but too late for us to publish the report during that week.

stats_1Just like the prior week’s we have been tracking, properties that where active, pending (in escrow), and had been sold in three Counties. Every week we pull information for the Central Indiana real estate market and look at the last week’s market condition for central Indiana.

We used Marion, Hamilton and Johnson County for our report. This report is for the week of 9/1/2014 – 9/8/204

During that week Marion County had 313 new listings with an average list price of $114,597, compared to last week where Marion County had 294 new listings with an average list price of $150,483. Hamilton County had 148 new listings with an average list price of $264,717 two weeks ago and last week they had 122 new listings with an average list price of $358,898. Hamilton County had less listings, but the average list price saw a significant jump. Johnson County had 50 listings that were made available with an average list price of $230,387 two weeks ago compare to last week having 65 new listings with an average of $266,663 list price. That was an increase in pricing from one week to another plus an increase in available properties as well.

This week you can see a small increase in pending (in escrow) properties. Two weeks ago Hamilton County had 82 properties where the sale is now pending (in escrow) compared to last week where Hamilton County only had 87 properties that are now pending sale (in escrow).

Johnson County had 29 properties where the sale was pending (in escrow) two weeks ago compared to last week where Johnson County had 39 properties that were pending sale (in escrow).

Marion County last week had 150 properties that were pending sale offer (in escrow) compare to last week were Marion County had 168 pending sales (in escrow).

Marion County, two weeks ago, had the most closings with 248. The average sold price for Marion County was $106,643 and the average marketing time was 64 days during that time. Last week Marion County only had 239 closings and the average sold price for Marion County was $113,642 for that week and the average marketing time was 53 days.

Johnson County had 48 properties that closed two weeks ago and the average sold price at that time was $189,501 with an average of 98 days of marketing time. When you now compare this one to last week Johnson County actually had more closings with 56, but a much lower average list price of $167,860, and much shorter marketing time with 68 days.

Hamilton County had a marketing time of 84 days with an average sold price of $189,194 and a total of 145 homes that sold two weeks ago when we now compare this to lasts weeks sales Hamilton County sold 171 homes with an average sold price of $193,357 and a marketing time of 55 days.
